Buy the right house.
Know the numbers first.
We own and run vacation homes on the same roads you’re looking at. Before you buy, see what a home like it really earns — and what the first-year tax picture can look like.

Real revenue, not a listing promise
We price a house off what comparable homes actually booked — including our own — by season, bedroom count and amenities.
The upgrades that pay back
Hot tubs, saunas, plunge pools, design. We model which ones earn their cost before you spend — our Moose’s summer revenue rose 2.4× after its plunge pool.
Run it yourself, or hand it to us
Self-manage year one with our setup help, then let 42 North take over — 20% of rent after platform fees, cleaning and hot tub service covered.
See the tax side before you buy
A short-term rental can come with a large first-year depreciation deduction. Here’s a rough federal estimate — including the common play of self-managing year one, then handing the keys to us.
| Building basisPrice less land | |
| Cost segregation reclass (~25%)5/7/15-year property eligible for 100% bonus depreciation | |
| Remaining building, year one39-year life when the average stay is 7 days or less | |

| Rental profit before depreciationMid-range payout, less your costs | |
| Self-manage: tax savedDepreciation × your bracket, against rental and other income | |
| Managed: tax saved nowRental profit sheltered × your bracket | |
| Managed: loss carried forwardUsable against future rental income or on sale |
The play: self-manage year one with real hours on the property, take the deduction, then hand it to 42 North from year two. Confirm the hours and the tests with your own tax advisor first.

Educational estimate only — not tax, legal or investment advice, and 42 North does not provide tax advice. Revenue uses 42 North homes’ results for October 2025–September 2026 and PriceLabs comp-set data. Assumes 100% bonus depreciation for qualifying property acquired and placed in service after January 19, 2025 under the 2025 tax law; a cost segregation study reclassifying about 25% of building basis (results vary); a 39-year life for the remaining building when the average guest stay is 7 days or less; mid-month and partial-year conventions ignored. Using losses against other income generally requires material participation (for example, 100+ hours and more than anyone else, or 500+ hours) and is subject to excess business loss limits. Depreciation recapture on sale, state taxes, financing and the payout difference when self-managing are not modeled. Consult your own tax advisor.
