Managed like an investment,
not a listing.
42 North accepts a limited number of homes each year. Each one gets the same team that runs our own — founded by a New York–licensed attorney and CPA, with an in-house designer and real estate developer.

Priced every night
Dynamic pricing driven by live market data, holiday and event floors, and smart minimum stays. Listed on Airbnb, Vrbo and our direct-booking site.
Inspected every turn
Our local crew cleans and scores every turnover — cleanliness, checkout and damage — before the next guest arrives. Problems get caught early.
Screened and supported
We vet bookings, answer messages, run check-in and handle issues locally. Guest reviews are only posted once the house checks out clean.
Books kept to CPA standards
Clear owner statements, Vermont rooms tax collected and remitted, and year-end numbers your own accountant can work from.
A full bench behind every home
Most managers are a cleaning schedule and a listing. Behind every 42 North home is the same team that builds, designs and runs our own — and we own homes on the same roads as yours, so we live with the same results.
- Legal background — owner and guest agreements we’ve built and vetted, the right insurance, and Winhall STR registration handled
- Accounting background — clean owner statements and Vermont rooms tax collected and remitted
- Designer — interiors and photography that make your listing the one guests click
- Real estate developer — upgrades scoped, built and modeled for payback before you spend
Our founder is licensed as an attorney and CPA in New York, not Vermont. 42 North provides property management services, not legal, tax or accounting advice.
Our other homes ran flat to down over the same period. The difference was the right investment, priced right.

Straight answers
What does 42 North charge?
20% of rent after Airbnb or Vrbo fees. The guest cleaning fee covers cleaning and hot tub service — we pay the crews, so those don’t come out of your payout.
Can I still use my home?
Yes. Block your dates whenever you like. We’ll just show you what those nights would have earned so you can decide.
Which areas do you cover?
Stratton, Winhall and the surrounding southern Vermont towns. We stay close so our crew can respond fast.
Who cleans and maintains the house?
Our own local cleaning crew and trusted trades. Every turnover is inspected and scored, and anything off gets fixed before the next arrival.
How do I get paid, and what do I see?
Regular owner payouts with a clear statement of bookings, fees and expenses. Vermont rooms tax is collected and remitted for you.
Do you take every home?
No. We accept a limited number of homes each year so each one gets the whole team’s attention. If yours isn’t a fit, we’ll tell you why — and what would change that.
What would your home pay you?
Built from our own homes’ last 12 months of bookings and the Stratton–Winhall comp set. Change the inputs and see your estimated payout instantly.

Estimates use 42 North homes’ booking results for October 2025–September 2026 and PriceLabs comp-set data. Actual results depend on location, condition, amenities, pricing and market conditions; past results don’t guarantee future revenue. This calculator is a marketing estimate, not tax, legal or investment advice.
See the tax side before you buy
A short-term rental can come with a large first-year depreciation deduction. Here’s a rough federal estimate — including the common play of self-managing year one, then handing the keys to us.

| Remaining building, year one39-year life when the average stay is 7 days or less | |

The play: self-manage year one with real hours on the property, take the deduction, then hand it to 42 North from year two. Confirm the hours and the tests with your own tax advisor first.

Educational estimate only — not tax, legal or investment advice, and 42 North does not provide tax advice. Assumes 100% bonus depreciation for qualifying property acquired and placed in service after January 19, 2025 under the 2025 tax law; a cost segregation study reclassifying about 25% of building basis (results vary); a 39-year life for the remaining building when the average guest stay is 7 days or less; and mid-month and partial-year conventions ignored. Using losses against other income generally requires material participation (for example, 100+ hours and more than anyone else, or 500+ hours) and is subject to excess business loss limits. Depreciation recapture on sale, state taxes, financing and the payout difference when self-managing are not modeled. Consult your own tax advisor.
