This policy explains how 42 North LP (“42 North,” “we,” “us”) collects, uses and shares information through 42n.homes, our booking site at book.42n.homes, and when you contact or stay with us.
Information we collect
- Information you give us. When you use a contact form, apply to have your home managed, join our email list, text or call us, or book a stay, we collect what you provide: for example your name, email, phone number, home address, details about your property, and your message.
- Booking and payment information. Reservations on book.42n.homes are handled through OwnerRez, our reservation system. Payments are processed by our payment processor; we do not store full card numbers on our websites. If you book through Airbnb or Vrbo, those platforms share the booking details we need to host you.
- Information collected automatically. Like most websites, we and our service providers use cookies, pixels and similar technologies to collect device and usage information, such as pages viewed, referring sites, approximate location derived from IP address, and browser type.
Analytics and advertising
- Google Analytics. We use Google Analytics 4 to understand how visitors use our sites. You can learn more at Google’s partner-sites page and opt out with the Google Analytics opt-out add-on.
- Meta Pixel. We use the Meta (Facebook/Instagram) Pixel to measure the results of our ads and to show relevant ads to people who have visited our sites. You can manage ad preferences in your Meta account settings and learn more at Meta’s Privacy Policy.
- You can also block or delete cookies in your browser settings, and use industry opt-outs such as aboutads.info.
How we use information
- To respond to inquiries and owner applications
- To process, confirm and support reservations, including check-in details and communication during your stay
- To send emails you asked for, such as first-dibs notices when holiday dates open (you can unsubscribe anytime)
- To measure and improve our sites and advertising
- To protect our homes, guests and business, and to comply with law, including Vermont rooms and meals tax and local short-term rental rules
How we share information
We do not sell your personal information. We share it only with service providers who help us run our business (such as our website host WordPress.com, our reservation system OwnerRez, payment processors, email providers, Google and Meta for the purposes described above, and our local cleaning and maintenance team when needed for your stay); with booking platforms when you book through them; when required by law or to protect rights and safety; and in connection with a sale or reorganization of our business.
Text messages
If you text us, we use your number to reply and to communicate about your inquiry or stay. We do not send marketing texts without your consent, and we do not share your mobile number with third parties for their marketing. Reply STOP to any text to opt out.
Retention and security
We keep information as long as needed for the purposes above and for our legal, tax and accounting obligations. We use reasonable safeguards, but no website or transmission is completely secure.
Your choices and rights
You can ask us to access, correct or delete your personal information, or to stop sending you marketing emails, by contacting us below. Depending on where you live, you may have additional rights under state law, and we will honor requests as required.
Children
Our sites are not directed to children under 13, and we do not knowingly collect their personal information.
Changes
We may update this policy from time to time. The effective date above shows when it last changed.
